A leaking toilet, dripping faucet or worn plumbing fixture doesn't always mean it needs to be replaced. In many cases, the fixture itself is still perfectly good and simply needs the right repair.

PLUMBING TECH provides residential toilet and plumbing fixture repair and installation in Ocean City, NJ. I repair and replace toilets, kitchen and bathroom faucets, shower valves, utility sinks, outside faucets and many other common residential plumbing fixtures.

My approach is simple: if a fixture can be properly repaired and it makes sense to repair it, I'll try that first. If replacement is the better option—or you simply want something newer—I'll take care of that too.

I handle just about any residential toilet problem, including:

• Running toilets
• Toilets that refill by themselves
• Leaks around the base
• Loose toilets
• Failed wax seals
• Worn or broken tank components
• Toilet shutoff valves
• Water supply lines

The porcelain tank and bowl of a toilet can last a very long time. More often, it's one of the replaceable components that eventually fails.

If the porcelain is in good condition, many toilet problems can be repaired without replacing the entire toilet. That's why I prefer to identify what's actually wrong before recommending replacement.

Of course, if you want to replace an older toilet with something newer or simply prefer an updated appearance, I can install a new toilet as well.

If you notice water around the base of your toilet or the toilet has become loose, it should be checked.

When necessary, I'll remove the toilet, inspect the installation and replace the wax seal and closet bolts before properly resetting and securing the toilet.

A leak at the base shouldn't be ignored because water can potentially damage the flooring and surrounding materials.

I normally supply the toilet for an installation, but I'm also happy to install a toilet you've purchased yourself.

And since toilets are heavy, I'm happy to do the lifting for you.

The brands I generally prefer and recommend are Gerber, American Standard and Kohler, although I'll install other brands as well.

I repair and replace many types of residential faucets and valves, including:

Just as with toilets, I don't automatically assume a leaking faucet needs to be replaced.

A dripping or leaking faucet may simply need a cartridge, stem, O-rings or another replaceable component. If I believe a repair is practical, that's usually where I'll start.

There are times when the age, condition or availability of repair parts makes replacement the better choice. If that's the case, I'll discuss it with you.

You're welcome to purchase your own toilet, faucet or plumbing fixture and have me install it. Many of my customers do.

I do recommend choosing a quality fixture, particularly when purchasing from a home-improvement store. There can be significant differences in construction and quality between products, even when they look similar on the shelf.

If I supply the faucet or fixture, I'll provide the applicable warranty on the product along with my workmanship.

If you supply the fixture, I'll still stand behind my installation work, but I can't provide a warranty on a product that I didn't supply. Any manufacturer's or retailer's warranty on that fixture would remain between you and the appropriate company.

One advantage we have in Ocean City is relatively soft water compared with areas that have harder water or certain types of well water.

Hard-water mineral buildup can be tough on plumbing fixtures and components. With proper use and maintenance, faucets, valves and other plumbing fixtures in Ocean City can often provide a long service life.

Exterior plumbing is a different story. Fixtures and piping exposed to the shore environment can deteriorate more quickly, and exterior water piping needs to be properly drained and winterized before freezing temperatures arrive.

Many toilet and fixture problems can be repaired relatively quickly without replacing the entire fixture.

That's why I prefer to first determine what actually failed. If replacing a cartridge, seal, valve, supply line or another component can properly solve the problem, there's no reason to automatically replace an otherwise good fixture.

When replacement really does make more sense, I'll tell you that too.
